From large chimneys to companies that use assembly lines, large industrial buildings have long been a backbone for manufacturers and consumers alike. Many people don't realize it, but there are dozens of types of industrial real estate.
Industrial Classes Commercial and industrial buildings fall into three classes. Class A industrial buildings have the best quality because they are newer on the market. They often have higher ceilings to fit bigger machinery, as well as have the wiring necessary to accommodate large utilities and mechanical systems. Buildings in class B are either older buildings or new ones created for basic use. The properties are often "value-add," meaning convertible to class A. Class C industrial properties are often at least 20 years old and typically have maintenance problems. Investors can't charge much for rent, so these buildings are best for those who want a large renovation project. Types of Industrial Properties A variety of types of industrial real estate exist. The most basic is industrial land that can be used for building new. Build-to-suit structures include customized structures. Warehouses, cold storage, and data systems are still other common types of industrial properties. Your real estate team can help you determine which type of industrial property you need based on budget and goals.
